All completed appraisal assignments must comply with Appraisal Services requirements explained in the enclosed materials. An overview of the most pertinent requirements has been included in the Appraisal Checklist to ensure your initial submission is fully compliant.

It is important to emphasize that only you, not your firm, have been approved by LandSafe Appraisal Services, thereby requiring that you personally complete all assignments. Additional licensed appraisers in your office are welcomed to request an application form for future consideration.

Because LandSafe Appraisal Services is dedicated to providing appraisal products of the highest quality, we would like to share our expectations of a quality report. A quality appraisal should include the "best" available comparables regarding proximity, likeness, actual and effective age, and external influences. A quality appraisal should also be based on appropriate adjustments that follow Fannie/Freddie guidelines, or fully explain exceptions to the guidelines, with no unexplained "across the board" adjustments.
